Foam Roofs on Mummy Mountain: A Recoat Schedule by Decade Installed

A Mummy Mountain foam roof installed in the 1990s will not have aged the same way as one installed in 2015. The coating chemistry has improved, the recoat cadence has been better understood, and the maintenance histories vary widely.

For a foam roof installed in the 1990s, the underlying foam may have ten or more years of life remaining if the recoat cadence has been honored. We inspect first; we recommend recoat versus reinstallation honestly. For a foam roof installed in the 2000s, recoat is almost always the right answer. For a foam roof installed in the last decade, the recoat schedule should already be on the homeowner's calendar.

The signal in all cases is the same: chalking, micro-blistering at substrate transitions, and UV checking on the south and west exposures. We document each of these photographically before recommending a scope.
