When repair is the right answer.

Most isolated leaks, cracked tiles, and flashing failures on Paradise Valley homes do not require a reroof. A targeted repair, properly documented, will buy the system another decade if the underlayment beneath the field is still intact. The diagnostic work is the harder part — finding the actual point of water entry, which is rarely directly above the stain in the ceiling.

How we repair.

We trace the leak to its actual source, photograph the failure, and propose a repair scope that addresses the cause rather than the symptom. Tile replacements are profile-matched. Flashing and valley rebuilds use copper or lead-coated copper where the original detailing called for it. Foam patches are applied with compatible coatings and feathered into the surrounding field. Metal repairs respect the existing seam height and panel layout.

  • It depends entirely on the underlayment condition. If the underlayment is intact, a properly executed repair can last another decade or more. If the underlayment is at end of life, repair will buy a season or two. We will tell you honestly which one we're looking at.

  • Yes — localized foam repairs with compatible coatings, feathered into the surrounding field. If the system is also overdue for a recoat we'll recommend that separately, with documentation.
