Why foam is the right answer for low-slope.
SPF is monolithic — no seams, no laps, no fasteners through the membrane. It conforms to irregular substrates and details cleanly around penetrations. With proper coating maintenance, the underlying foam can perform for forty years or more. The variable is the elastomeric coating, which is the consumable in the system and which needs to be recoated on a four-to-six-year cycle in this climate.
Recoat versus replace.
When a foam roof comes in chalky or the coating is showing UV checking, recoat is almost always the right answer if the foam itself is intact. We inspect the surface for blistering, moisture intrusion, and substrate damage; we repair localized issues; and we apply a fresh elastomeric coating to manufacturer specification. A proper recoat resets the system's UV protection and extends service life by another full cycle.
Reinstallation is the right answer when the foam itself has failed — moisture has migrated into the substrate, the foam has lost density, or the deck below has been compromised. We document the substrate condition photographically before recommending reinstallation.
