What we mean by residential.
On the standard tract-home block, residential roofing is a commodity. In Paradise Valley, it is not. Our residential portfolio is custom architecture on lots of an acre or more — mid-century landmarks, Pueblo Revival traditions, contemporary custom homes by current architecture firms, and the occasional heritage restoration. The roof is an architectural element, frequently a primary one, and we work in service of the house.
A Reserve residential project begins with a senior estimator on the property. We document the existing system photographically, evaluate the original architectural intent (drawings when available, current architect when one is involved), and develop a written specification that matches the heat load, wind exposure, and architectural character of the house.
Materials we work in.
Concrete and clay tile dominate the inventory — Eagle, Boral, US Tile, Ludowici, with profile-matched options for replacement-in-kind. Standing seam metal on contemporary and mid-century work, with concealed-fastener detailing where the architecture calls for it. Sprayed polyurethane foam on the low-slope and flat sections that are common on mid-century Pueblo Revival and contemporary forms across the town. A small heritage practice for slate, hand-split cedar, and discontinued tile profiles.
How a residential project runs.
We pull the Town of Paradise Valley permit, manage architectural review submittals where required, and handle inspection scheduling. Direct W-2 crews — not subcontractors — install the work, with photographic documentation at every layer. At closeout, you receive the closed-permit documentation, the project photo file, the manufacturer warranty registration, and our workmanship warranty in writing.
