The Town of Paradise Valley requires a building permit for full reroofs and most structural roof repairs. The permit process is materially more restrictive than the surrounding cities — visible roof material, color, and slope are subject to review, particularly on hillside properties and within certain enclaves.
Replacement-in-kind is generally permitted: same material, same profile, same color. Alterations to any of those — switching from concrete tile to clay, changing color family, or modifying the visible roof line — require submittal and review. We handle the submission process directly on every project that involves an alteration.
The review timeline varies. A clean replacement-in-kind permit will close in days. A complex alteration on a hillside property may run several weeks. We schedule the work to the closed-permit date, not the submittal date, and we never start a project on the assumption that the review will close on the optimistic schedule.
