Existing conditions.
A 22-year-old concrete tile field with a 30-pound felt underlayment that had reached end of life, evidenced by intermittent staining at three interior ceilings after monsoon events. The visible tile field was largely intact.
Specification.
Strip the existing tile to the deck, evaluate the substrate, replace the underlayment with a synthetic high-temperature system, and re-lay the tile to the original pattern with profile-matched replacements where the existing tile was broken or weathered out. Above-minimum fastener pattern at the exposed parapet edges.
Permit and architectural review.
Pulled the Town of Paradise Valley permit and managed the architectural review submittal where required. Replacement-in-kind specification approved at first submittal.
Outcome.
A reroof that performs against the next 25–35 years of Sonoran climate cycling, with the original Pueblo Revival profile and parapet geometry preserved.
