Condition assessment.
The elastomeric coating was at the expected end of its service life — surface chalking on the south and west exposures and two localized micro-blisters at substrate transitions. The underlying foam was intact.
Recommendation.
A targeted repair of the two blistering sites, followed by a full elastomeric recoat to manufacturer specification. No reinstallation required; the system had another full cycle of life with proper maintenance.
Outcome.
A recoat completed within the maintenance window, with documented before/after photography and a written report scheduling the next recoat at the appropriate cadence.
